The land lies approximately ½ mile to the West of Sicklinghall, 3 miles West of Wetherby and 5 miles South of Harrogate. The land has road frontage onto both Kirkby Lane and Addlethorpe Lane and adjoins Anaker Beck on its western boundary.
The land extends in total to approximately 37.21 Acres (15.06 ha) and comprises a block of productive arable land with a small parcel of recently planted woodland.

BASIC PAYMENT SCHEME
The eligible farmland has been registered on the RLR maps and 13.92 hectares of Normal Non SDA BPS entitlements are included in the sale.
The Vendor will claim and retain the BPS 2016 payment and will seek to transfer the Entitlements to the Purchaser to enable them to claim the 2017 payment (subject to RPA approval)
The purchaser(s) will be obliged to pay the sum of £250 plus VAT per transfer towards the cost of the transfer of the BPS Entitlements. All transfers to be undertaken by Lister Haigh.
ENVIRONMENTAL STEWARDSHIP SCHEME
The land is entered into a Higher Level Stewardship Scheme running until the 28/2/2020. The Vendor will seek to transfer all options off the land with the aim that the land will be transferred without any HLS restrictions (subject to Natural England´s approval).
The woodland planting is covered by an England Woodland Grant Scheme requiring the trees to be maintained for a minimum period of 10 years from 2013.
ACCESS & RIGHTS OF WAY
The land has access directly off the highway known as Kirkby Lane and also access over the hard track running along the eastern boundary known as Addlethorpe Lane.
From Wetherby proceed West towards Sicklinghall & Kirkby Overblow, pass through the village of Sicklinghall and continue for approximately ½ mile and the land is located on the right hand side of the road identified by a Lister Haigh For Sale Board.
TENURE AND OCCUPATION
The tenure of the property is understood to be freehold. Vacant possession will be available after harvest.
METHOD OF SALE
The property is offered for sale by private treaty although the vendor reserves the right to conclude the sale by any other method.
WAYLEAVES, EASEMENTS AND RIGHTS OF WAY
The property is sold subject to all Rights of Way, public and private, which may affect the property.
Notwithstanding the above, a public bridle path crosses the land running west from Addlethorpe Lane through the woodland as indicated on the plans in these particulars.
The property is sold subject to and with the benefit of all restrictive covenants, both public and private, whether mentioned in these particulars or not.
