LOCATION
The land lies in the sheltered valley of Spofforth Haggs adjacent to a small stream which has a tributary to Crimple Beck. The land lies approximately 3 miles to the south east of the spa town of Harrogate, 4 miles north west of the market town of Wetherby, 1 mile to the west of the village of Spofforth and 1 mile south of the village of Follifoot. The land lies between 55 and 85 metres above sea level.

DESCRIPTION
The land extends in total to approximately 57.48 acres (23.27 hectares) and comprises three blocks of productive farmland located to the east and west of Green Haggs Lane, to the south of Haggs Road.

The land adjoining Haggs Road in both is good quality relatively flat grassland which have formerly been in arable production and will appeal to both commercial farmers and private investors. The remainder of the land slopes down from the plateau gently toward the tree lined stream which runs along the southern boundary of the property before running through Lodge Wood on the south eastern boundary.

Lot 1
30.04 acres of grassland lying to the east of Green Haggs Lane and having access directly off the same and also off Haggs Road. The land comprises productive grassland bounded by stockproof fencing and hedgerows with occasional oak and ash trees defining the boundaries before dropping down towards the stream and includes Lodge Wood beyond.

Lodge Wood comprises a mix of mainly larch and pine trees with a selection of native hardwood trees, mainly willow, ash and alder along the beck side. The woodland slopes steeply up from the southern bank of the beck and comprises a block of semi mature timber which has scope for a range of amenity and recreational uses.

Lot 2
13.03 acres of grassland located to the west of Green Haggs Lane and south of Haggs Road with excellent access off both, the land is currently laid to grass part having formerly been in arable production. The land is in two regular shaped fields and bounded by a mix of stockproof fencing and hedgerows. The land slops gently down towards the beck.

LOT 3
13.41 acres of grassland to the south of Haggs Road comprising 2 regular shaped parcels of grassland. The northern field has previously been in arable production and has good road access. The southern field slopes down to the beck which cuts through the corner of the field and provides a water supply to a small pond/wildlife area which is home to a variety of wildlife including wild duck and wading birds.

ADDITIONAL INFORMATION
SERVICES
There is a metered mains water supply within Lot 1 close to the junction of Green Haggs Lane and Haggs Road. The purchasers of Lot 2 will have a right to connect into this supply subject to installing a sub meter contributing to the owners of Lot 1 for all water used at commercial rates.

DIRECTIONS
From Harrogate proceed towards Wetherby on the A661, at the junction with the A658 Bypass, take the third exit of the roundabout proceeding towards Leeds. Continue for approximately 2 miles take the left hand turning sign posted Spofforth. Continue for approximately 1 mile passing Eden Park the land and Green Haggs Lane can be found on the right hand side.

BOUNDARIES & FENCES
The maintenance responsibilities for the hedgerows and boundary fences are indicated on the plan in these particulars by inward facing T marks where they are known.

The purchasers of Lot 3 will be required to erect and thereafter maintain a stockproof fence along the western boundary of the southern field in Lot 3 within 1 month of completion of the sale.

BASIC PAYMENT SCHEME
The eligible farmland has been registered on the RPA LIPIS maps. The BPS Entitlements relating to the eligible land in each lot are included in the sale. The current tenant will claim and retain the 2018 BPS monies and transfer the Entitlements to the purchasers for the 2019 scheme year.

The purchasers will be required to pay Lister Haigh the sum of £250+vat per transaction towards the costs of organising the transfer of Entitlements.
