Which Residential Survey?

We can offer different types of surveys, depending on your individual requirements.

The HomeBuyer Report

Following a standard format designed by the Royal Institution of Chartered Surveyors, the report gives the prospective purchaser information on the general condition of the building and any significant factors likely to affect materially the value of the property. It identifies what the surveyor considers to be the most important issues. By applying condition ratings to elements of the building, the services and any garages and permanent outbuildings, the surveyor will tell you whether defects are considered serious or urgent. it also includes the surveyor's opinion of the market value and reinstatement cost (which you will need for insurance purposes). This type of report is suitable for most twentieth century properties.

The Building Survey

An investigation into, and assessment of, the construction and condition of a building. It is based on a detailed inspection of the building, including guidance on maintenance, remedial works, and individual defects. A building survey is essential when purchasing period buildings, or those of an unusual construction.

Mortgage Valuation Report

A basic examination of the building to provide an opinion to the mortgage lender as to whether a property is sufficient security for the money to be lent. Whilst the general condition of the building will be considered for this valuation, any inspection will be brief.

Energy Performance Certificates

Lister Haigh are pleased to inform you that we have a fully qualified and accredited Domestic Energy Assessor. Our Energy Assessor Andreas Eleftheriou MA MRICS is accredited with Elmhurst Energy Systems and will be able to carry out the necessary assessment needed to produce the Energy Performance Certificate that you will need to complete the mandatory Home Information Pack.
